The site lies on a gentle south-westerly slope of a generally dry valley. It has a drainage ditch running across the site from the north eastern corner, which will remain part of the development. It will run through a green corridor, providing a pleasant and safe route to the school and local centre.

Wetland areas will be found on the lower south western and south eastern edges of the site, where storm water flows from the development will be attenuated, allowing surface water to drain into the local watercourse at a similar rate to that which occurs naturally. The wetland areas will visually enhance the area and also provide important wildlife habitats.

All of the residential development lies outside of the 1 in 100 and estimated 1 in 1000 year flood plains, with houses set at levels well above the highest (1 in 1000 years) flood level. As this description suggests, this is a very unlikely occurrence and the drainage ditch and natural wetland areas will reduce the impact that any flood conditions would have downstream.

Foul water flows will be pumped into the public foul water sewer trunk main. All of the sewers on site will be adopted by Anglian Water as public sewers.

All the drainage necessary to serve the development at NorthBridge will be provided in accordance with an approved Drainage Strategy which is currently the subject of detailed discussions with Huntingdonshire District Council. Both the Environment Agency and Anglian Water have, through previous consultation, accepted in principle that the development can be accommodated without adversely impacting on existing drainage infrastructure or result in flooding.
