An in-depth study and an intrusive investigation were carried out in 2002 to assess the current situation of the ground and the possible effects development may have on the ground.
The site is made up of clay which has always been used for agricultural purposes. This is suitable to build upon. All housing, public areas and the school will be built upon clean topsoil, suitable for gardening and play activities.
Currently there is a small area of the site where material has been found. This ‘contaminated’ material is crushed tarmac and concrete which would have once been used to stand agricultural machinery on. This was found at the access point to the site opposite Ermine Business Park. This will be used within the new road foundations of the development or will be taken to a licensed landfill site.
Elsewhere, a small amount of corrugated cement roofing from a barn has been discovered which may contain asbestos. This will be handled and removed from the site in line with relevant guidelines and legislation.
During construction, accidental fuel spills may occur. To prevent this, fuel storage tanks and refuelling areas will be safely contained. All contaminated materials will be removed or contained under roadways to ensure the site is entirely free of contamination.
